What does an M&E Survey entail?

We evaluate the property thoroughly, advising on the current state of the mechanical and electrical systems. This helps to get a better idea of how efficient the systems might be and how long you have left before something goes wrong. This is known as a systems life expectancy, and understanding it is a key reason for undertaking a mechanical and electrical survey.

During our checks we can identify any serious issues that would affect the property’s services. By overseeing these things and identifying potential issues early, allows you to make informed decisions before committing to a property purchase.

An intrusive survey is used to reveal problems or issues that couldn’t be detected from basic visual, condition-based surveys. As before, the outcome here is to pinpoint and prioritise necessary repairs and maintenance, while highlighting potential issues that might risk the client’s investment in the property.

The reason they’re known as intrusive is that they will cause some disruption to the building. They will involve inspections into voids behind walls or above ceilings and in some cases the isolation of electrical circuits for detailed testing.

Intrusive tests may include air and water flow rates, internal pipework surveys, boiler condition operation, temperature monitoring, water quality testing, electrical disruption circuit tests, fire alarm tests, lighting level tests, thermal imaging and more.
